A mansard house sits between a one-storey and a two-storey house: the living rooms are placed under the roof, in the sloped space. That way you get more floor area on the same plot, while the house looks low and cosy.
What a mansard is and how it differs from a full storey
A mansard is living space under the roof where part of the walls is sloped. Compared with a full second storey there are fewer walls and less facade, so construction is often cheaper, but the usable area is smaller — we use the low, sloped parts for furniture and storage.
Advantages of a mansard house
- more floor area on the same plot — the garden stays large;
- less facade and wall — construction is more economical;
- cosy bedrooms under the roof, with views from roof windows;
- the house looks low and harmonious — great for country and village houses.
What to watch for in the design
- roof pitch and height — so you can stand comfortably in the rooms;
- good roof insulation — to avoid overheating in summer and cold in winter;
- natural light — roof windows or dormers;
- the position of the stairs, so no space is lost on either floor.
How much does a mansard house design cost?
At Asymmetry an architectural project costs GEL 10 to 40 per m²: for example, a 120 m² mansard house design costs about GEL 1,200–4,800. A mansard house is usually a Class II building: the design takes 4–8 weeks; approval and the permit take about 3–4 months.
How we help at Asymmetry
Send us the plot's cadastral code — we'll check the building conditions for free and tell you whether a mansard or a full two-storey house works better. We create the concept and 3D visualisation, working drawings and the structural design, and obtain the building permit — price and timelines are fixed in the contract.
