100 square metres is one of the most popular sizes for a comfortable family home for four: big enough for three rooms and compact enough to keep construction and upkeep affordable. In this article we look at what fits into 100 m², how to choose the number of storeys and what such a house design costs.
What fits into a 100 m² house
A well-planned 100 m² house usually fits:
- an open-plan living room, kitchen and dining area — about 35–40 m²;
- 2–3 bedrooms — 10 to 16 m² each;
- 1–2 bathrooms and a separate WC;
- a hall, a pantry or a utility room for the boiler.
The main secret is keeping corridors to a minimum: every extra square metre used only for passing through is taken from the living space.
One storey or two?
100 m² on one floor is comfortable if the plot is large and flat enough — no staircase is needed and the house suits every generation. Splitting it over two floors (about 50 + 50 m²) is better when the plot is small, the K1 coefficient is strict or you want more yard. A house with a mansard is a middle option.
How much does a 100 m² house design cost?

Class and approval
A 100 m² house is a Class II building (60–500 m²), so it needs full design documentation and approval at City Hall — about 3–4 months in practice. If the floor area can be reduced to 60 m², the house may become Class I, whose approval is much simpler and faster.
