One-storey houses are becoming more and more popular in Georgia: life without stairs suits both children and older people, every room connects directly to the garden, and with a modern flat or low roof the house looks elegant. In this article we look at when a one-storey house is the right choice, how to plan it and what its design costs.
Advantages of a one-storey house
- no stairs — safe and convenient for every age;
- access to the garden and terrace from every room;
- a simpler structure and faster construction;
- easier upkeep and easier roof and facade repairs;
- everything on one level, so the house feels more open and bright.
What to watch out for
A one-storey house takes up more land, so the plot is the main constraint. The K1 coefficient sets how much of the plot a building may cover — for example, with K1 = 0.3 a 120 m² one-storey house needs a plot of about 400 m². A single floor also means a larger roof and foundation, which affects the construction cost.
How to plan a one-storey house
Zoning is the basis of a good one-storey house. The most popular layouts are:
- an L-shaped plan — living room and kitchen in one wing, bedrooms in the other, a sheltered yard or terrace in between;
- a U-shaped plan — with an inner courtyard protected from wind and neighbours' eyes;
- a compact rectangular plan — the most economical option for a small plot.
Bedrooms are best placed to the east or south-east (morning sun), the living room to the south or west, with large glazed doors onto the terrace.
How much does a one-storey house design cost?
At Asymmetry the price of an architectural project is GEL 10 to 40 per m². For example, a 100 m² one-storey house design costs about GEL 1,000–4,000, a 150 m² one about GEL 1,500–6,000. We'll tell you the exact, fixed price in advance — based on the cadastral code and the floor area you want.
Class and approval
If a one-storey house is up to 60 m² and no higher than 5 m, it is a Class I building — approval is much simpler and faster. A house over 60 m² is Class II and needs full design documentation and approval at City Hall (about 3–4 months).
How we help at Asymmetry
First we check your plot for free — whether the floor area you want fits on one floor. Then we create the concept and 3D visualisation, working drawings and the structural design, and obtain the building permit. Price and timelines are fixed in the contract.
