150 square metres is one of the most requested private-house sizes in Georgia. It comfortably fits a family of 4–5: separate bedrooms, a spacious living room and a study or guest room. In this article we look at what fits into 150 m², how to choose the number of storeys and what such a house design costs.
What fits into a 150 m² house
A well-planned 150 m² house usually fits:
- an open-plan living room, kitchen and dining area — about 45–55 m²;
- 3–4 bedrooms, including a master bedroom with its own bathroom;
- 2 bathrooms and a separate guest WC;
- a study or guest room, a pantry and a utility room;
- a terrace or covered balcony connecting the living room with the garden.
At 150 m² you can already split the house into a "day" and a "night" zone: living room and kitchen on one side, bedrooms on the other, so quiet and lively spaces don't clash.
One storey or two?
150 m² on one floor is comfortable if the plot is larger than about 600 m² and the K1 coefficient allows it — no staircase is needed and the house suits every generation. Splitting it over two floors (for example 80 + 70 m²) is better on a small or sloping plot: the house takes up less land, more garden is left, and bedrooms upstairs are quieter.
How much does a 150 m² house design cost?
At Asymmetry the price of an architectural project is GEL 10 to 40 per m², so a 150 m² house design costs about GEL 1,500–6,000. Where your project falls in that range depends on the plot conditions, the facade complexity and whether you need only the architectural part or the full package — with structural design, approval and the permit. We fix the price in advance, in the contract.
Class, approval and timelines
A 150 m² house is a Class II building (60–500 m², up to 12 m high), so it needs full design documentation and approval at City Hall. The design documentation usually takes 4–8 weeks; approval and the building permit take about 3–4 months in practice.
How to save on a 150 m² house
- a compact form and a simple roof — fewer corners, lower cost;
- bathrooms next to each other or stacked (in a two-storey house);
- minimal corridors — every square metre for living;
- check the plot before designing — K1 and K2 tell you whether it fits on one floor or two;
- one team from design to permit — fewer redesigns and less coordination.
How we help at Asymmetry
Send us the plot's cadastral code and the floor area you want — we'll check for free how many square metres can be built on your plot and tell you the fixed price in advance. We create the concept and 3D visualisation, working drawings and the structural design, and obtain the building permit.
