What fits into a 60 m² house
- an open-plan living room and kitchen — about 22–26 m²;
- 1–2 bedrooms — 9 to 12 m²;
- a bathroom and a small laundry or pantry;
- an open terrace — usually not counted as living area (checked during design).
In a small house every square metre counts: a plan without corridors, built-in wardrobes, tall windows and open space make 60 m² feel much larger.
Class I building — what it means
A Class I building has up to 60 m² of floor area and is up to 5 m high. Its approval takes about 1 week in municipalities and about 1 month in Tbilisi — a big difference from the 3–4 months of Class II. The area and height must be kept exactly: above the threshold the building becomes Class II.
